MONOPOLY I, L.L.C. focused on strengthening their balance sheet during 1Q08, as revenue remained stable and share member equity grew $20,502.

JOPLIN, Mo., April 14, 2008 MONOPOLY I, L.L.C. (M1), a real estate investment company, today announced financial results for its first quarter ended March 31, 2008.

Revenue for 1Q08 was $34,027.
1Q08 Net loss is $18,516 after property depreciation.
Capital raised since inception of the company is $408,446 vs. goal of $385,000.
Total assets are $1,429,078 in line with company’s goal.

First quarter 2008

Revenue: M1’s first quarter revenue was $34,027 just shy of the company's prior guidance of $36,000. M1’s vacancies for its latest purchase have lasted longer than expected due to extended winter weather conditions which have discouraged tenants from relocating. Our rental income has increase 32% YOY as 1Q07 revenue was $25,749.

Net Operating Income: M1’s net operating income was $932. During the 1Q of each year we experience an increase in accounting and administrative expenses due to Federal and State tax return filing. M1 continued to execute their renovation and maintenance plans as scheduled ensuring that we are continually improving our property’s value. M1 management remains committed to our renovation plans, knowing that our investments made in the property will payoff in the future as we attract tenants and obtain higher than average rental rates.

Operating expenses: We continue to keep our operating expenses under control in relation to our revenue. 1Q08 Operating expenses were $33,095, lower than our prior guidance of $34,000. Maintaining cost controls and investing our funds in revenue producing or value added projects will pay dividends in the future. One area in particular that M1 management continues to do an excellent job in is controlling our bad debt expense. Our bad debt expense was only $156, this equates to .46 of our revenue, much lower than the industry average of 2.5%.

Net income: Taxable net loss was $18,516. However, in backing out property depreciation the company experienced a net loss of $7,737.

EBITA & Earnings per share: Earnings before interest, taxes and amortization were $11,761 or $.32 per share.

Balance sheet: Cash, cash equivalents, and short-term investments as of March 31, 2008 were $57,740. The decrease of $1,565 since EOY is largely due to the price decline in our CGM Realty fund. CGM Realty fund’s share price fell 5.02% during 1Q08. M1 grew total assets from $1,424,532 to $1,429,078. The increase is due to value appreciation. The company’s long-term debt decreased $15,956 to $966,629 as we made additional principal loan payments to strengthen our balance sheet. Share members equity increased to $462,449. M1 has issued 36,888 shares since inception. No shares were repurchased by the company during 1Q08.

Guidance for second quarter 2008:

For the second quarter, ending June 30, 2008, total revenue is expected to be $38,000. We expect an increase in rental income as we complete apartment renovations and achieve full occupancy. Operating expenses are expected to be $35,000 as we continue to execute our preventive maintenance plan and establish an office. Net income and earnings per share for the second quarter are expected to be break even, assuming a weighted average share count of 39,000 shares.
